Building Up Sharonville

Building Up Sharonville
Published on

"It is a great spot to be in as Sharonville is making investments today that will ensure success for decades to come," says Dan Neyer, president and CEO of Neyer Properties, who has personally been involved in more than 500 real estate projects totaling more than $1 billion in value.

"Sharonville’s active, pro-business attitude is very attractive and shows results."

Neyer and his firm have a number of properties in the Sharonville area.

The $22.3 million sale of their Gateway 75 property to the Gorilla Glue Company on East Kemper Road in March of 2015 illustrates Neyer’s point.

In the middle of restructuring, Gorilla Glue considered several options for its operations – including leaving Ohio.  Now in their new 1.1-million-square-foot location, the company will keep its $11.5 million payroll and promise of at least 100 new jobs in Sharonville’s industrial market.

Neyer Properties acquired the building in 2010 for $7.8 million.

"Strategically, Sharonville’s in a premier location with easy access to exits off of both I-75 and I-275," says Neyer. "The Gateway 75 property was a long-term investment and was only 10 percent occupied when we purchased it.  We redesigned it, added loading docks and modernized it."

One and Two Crowne Point office complex also underwent a transformation under Neyer’s skillful watch.  More than 130,000 cars drive past its prominent location at the Sharon Road exit on I-75 each day, which is access and visibility that most businesses can only dream about.

"Crowne Point is another property that we purchased and modernized," says Neyer. "We remodeled all of the lobbies, all of the corridors and all of the bathrooms.  We put a fresh new face on the outside through landscaping, adding additional parking by purchasing an adjacent parcel of land and redesigned the exterior that hadn’t been touched or painted for over a decade."

Another Neyer acquisition can be found near the I-75 and I-275 junction with easy accessibility from Chesterdale and Kemper roads. Triangle Office Park provides between 625 and 16,000 square feet of single-story office space and access to on-site conference facilities.

Because of Neyer’s strong relationship, the city of Sharonville improved access to the office park.

"We are all about adding jobs and opportunities for Sharonville to succeed," says Neyer. "We work with them on a vision and plan on how to improve Sharonville, whether it be residential, office or industrial properties.

"Our model is to use real estate to set the community up for success by improving the places where we all live, work and play."

Neyer Properties is located at 2135 Dana Avenue, Suite 200, Cincinnati, OH 45207. For more information, call 513.563.7555 or visit their website at www.neyer1.com.
